Villa Isomata

This lovely family property is situated in Isomata, as the name implies, which is an area with lovely sea views near to Steni Vala. The area around comprises mainly olive groves with the occasional house.

Steni Vala is about ten minutes by car and Patitiri is about twenty minutes. Steni Vala has tavernas, a couple of small supermarkets, coffee shops and a bar. Lefto Yialo is the nearest beach and this is very popular with two tavernas, which open until late in the evening. Using the footpath it is (I am told) about 15-20 minutes’ walk to the beach although longer back up the hill. Nearby is also the beach of Glifa which backs on to Steni Vala.

The size of the property is 148 square metres set on a plot of 4500 square metres with numerous olive trees which could produce quite a large amount of olive oil. The whole property is securely fenced.

To the front and side of the property are beautiful stone walls.

The villa is approached via a private gated driveway with ample parking space both to the side and front with a garage at the back of the property. The driveway is cemented and gravelled.

The villa is well maintained with royal blue aluminium shutters and mosquito screens. All the windows are double glazed.

The villa is entered via the covered porch area leading into a fair sized entrance hall (3.7m x 2.5m). From this hall tiled stairs lead to the upper floor.

On the ground floor there are three bedrooms.

There is the double master bedroom which is 4.4m x 3.5m with a recessed curtained area which is presently used as a hanging space but which would benefit from a fitted wardrobe set into this area. The tiling is in beige and this room has large front facing balcony doors plus side and front windows giving the room a very light airy feel.

The second bedroom is perfect as a double or twin bedroom. Presently this is a twin room and the size is 3.9m x 3.5m with front facing double balcony doors.

The third bedroom is slightly smaller at 3.8m x 2.2m and is presently used as a dressing room. This room likewise has double balcony doors which face to the side of the property and the olive groves. There is a central ceiling fan and light.

The shower room is 3.2m x 1.5m and has a contained shower cubicle plus hand basin and toilet. It is tiled in a very attractive bluey/grey tile with a lighter floor. It currently also contains the family washing machine.

As previously said these rooms face onto a large ground floor patio area of 8.3m x 3.2m which is fully tiled. This being covered gives a lovely shady area to sit when really hot. The layout of this villa keeps the bedrooms cooler whilst still enjoying lovely views.

Going to the upper floor of the property the stairs open onto a very large open plan kitchen/sitting and dining area tiled in beige with a wood burning fireplace along one wall.

As you enter this area the kitchen is to your left and is fully fitted with cupboards done in blue – both eye level and base level offering amply work surface. There is also a dishwasher, fridge/freezer and oven. There is ample space for a large table for dining. The actual kitchen area is approximately 4.2m x 3.7m. There is a ceiling fan/light.

Ahead of you as you ascend the stairs is the living area which at its largest is 7.7m x 5.8 m and leads onto a huge upper terrace area. There are two sets of double balcony doors opening onto the terrace. The room has bookshelves and numerous chairs.
To the left of the sitting room area is another room which is presently in excess of the present owners needs but which is amply big enough to make a fourth bedroom, a large office or a separate dining room. The room is 4.2m x 3.7m with double balcony doors leading to the terrace. Off this room is also an en suite shower room with the dimensions 3.2m x 1.5m. It is tiled in a blue/grey tile and has a large curved shower cubicle, hand basin and toilet. There are two windows.

The large terrace outside (a whopping 8.4m x 2.8m!) has amazing views over the sea. It offers both sun and shade plus wonderful views to the countryside around.

From here can be seen the island of Peristera, Kokkinokastro and its tiny island, Skatzoura and the islands of Two Brothers. It is also possible to see our neighbouring island of Skyros in the distance directly in front of the villa.

The house is fully set up with central heating if needed with storage for oil behind the house. Water is heated by solar but with a back up of immersion heater or central heating.

The villa is on mains water but there is a back up sterna of 85 cubic metres. There is also a standby generator.

If you are a TV fan then there are two satellite dishes.

Behind the house is a garage/workshop which would be extended quite easily if required. Presently this building is 4m x 3m but it could extend to 3.5m or 4m.

This villa is an excellent buy. It is in fantastic repair with no works needed at all. Well furnished and ready to move into. A lovely family house. Also ideal for anyone who thinks of keeping a boat moored at Steni Vala.
