Villa Klassiko
This villa is on the edge of the Old Village with a south westerly aspect being very sheltered and private.
The villa has a wall on two sides leaving the southwesterly views open. On entering the courtyard gate there is a large graveled terrace with mature plants and trees. Paths and steps are covered in plaka stone. This is quite a sun trap and very private. The garden extends around both sides of the house and down to lower levels. There are two doors into the property one immediately to the front of the courtyard gate and one a little to the left. There is also a side door from the kitchen of the second section.
The house although built as one building at the same time, can easily be divided into two sections allowing one section to be rented and one to be lived in, or, to be used by one large family.
The whole house amounts to 120 square metres plus a large basement area. The plot itself is more than 2000 square metres. There is a possibility of extending, or, of building a separate house of up to 75 square metres within the plot.
The villa is built for year round living with central heating throughout and both sections have a built in open fireplace.
The solid wood shutters are in a pastel shade of aqua blue/green and the interiors are all white with pastel drapes and shades. All tiling is light.
The first section of the house is the smaller area at approximately 7.5 metres by 4.5 metres wide, and is accessed from the front of the villa. There is a wooden door, the top section of which opens to allow a breeze through. This opens onto a large open plan room with a sunken seating area which opens to stunning views and terraces. This has open chestnut beamed roof.
Immediately to the right of the door is the shower room and toilet. To the left of the open plan room is a small kitchen area with built in cupboards, fridge, cooker etc. This has a window which looks onto the graveled garden. There is room here for a table and chairs but this also makes a good office area. This section is divided by a low wall from the lower level seating area which is three steps lower. This runs the length of the room and also has a bed settee which pulls out to give two single beds.
There is also a very large antique style settee and tasteful fittings. Three large sets of balcony windows open onto a south facing terrace of approximately 7.5m long by 1.80m wide. This terrace offers both sun and shade. There is plenty of room both inside the house and outside.
The second two storey section of the house is divided by a door from the kitchen area of the first section and also has its own separate entrance.
This has a larger fully fitted kitchen with double windows overlooking the courtyard and an outside door which partly opens at the top for extra air. It is approximately 3.5 metres by 4.5 metres.
There is a large dining table seating easily eight. The side access door to the property opens onto a terrace offering both shade and sun with an outside table covered in plaka stone. There are lots of mature plants, mimosa, roses, oleanders, etc. There is access from here via steps to the lower area garden and to the rest of the plot.
On the lower floor there is also a large storage room.
Descending three steps from the kitchen is a living area furnished in an antique style with open fireplace, easy chairs and a big settee. Double veranda doors open onto a separate terrace approximately 4m x 2m. This terrace is linked to the adjoining terrace and can be assessed if wished from another set of veranda doors.
From this area is a circular metal stairway which leads to the upper floor bedrooms and terraces.
This floor is tiled throughout in light tiles with white woodwork. It consists of two double bedrooms and two en suite shower rooms fully fitted in white.
At the top of the stairs there is a small hall area with good sized storage and access to both bedrooms and a side door leading up to a roof terrace of approximately 20 square metres which gives views from south through to north. Quite stunning. Across the sea to Skopelos on the one side and up to Manola and mainland Greece on the other sea side.
Bedroom one which would be the master bedroom is approximately 3.5m by 2m with side windows and open beams. Front south facing balcony doors open onto views over the tip of Alonissos, across the sea to Evia and the southern tip of Skopelos. This is a good sized terrace and allows ample room for sitting outside.
All the usual fittings with a large shower room off with well designed shower and heated towel rail.
Bedroom two has windows to the side and back of the house. It is approximately 3m x 3m with open beamed roof and a small but very well thought out showeroom with heated towel rail en suite.
To sum up a lovely house with two/three double bedrooms. Excellent views, mature gardens.
120 square metres on a plot of 2000 square metres plus and the possibility of extending if wished.
