Flora's House

This stunning villa is totally unique.

Ideal situation – the best views on the island – easy access to beaches, tavernas and the main village.
The villa was designed and built in 1990 by the present owners who since then have lovingly cultivated and improved on the gardens each year with different projects including concealed pathways, gravelled areas etc. The gardens are extensive but designed with easy maintenance in mind and weed retardant layers have been laid. There are mature fruit trees, scrubs and flowers. They have also designed all year round outside eating areas and generally kept the villa in tiptop condition.

The villa was designed to be sympathetic to the landscape. The villa is set on a hillside taking the best advantage of spectacular views over the sea to Skopelos and the neighbouring small islands. It faces west and south west – by far the best aspect. It also has a private access path to Megalo Mourtia.
The villa is approached by car via a dirt track which although not tarmaced has a good surface and this road terminates at the villa.

There are wrought iron gates at the entrance to the property. The entire property is fenced and has stone walls along the lower side of the property. It also has gravelled driveways with a large parking and turning area as well as a garage which is 5m x 7m with a green pull down metal door. This is a concealed garage into the hillside.

Now the villa!

The villa is set on a hillside so each of the floors has access to the lovely gardens.

The villa is divided into two separate apartments but can easily be one whole. The idea being originally that the owners could live easily in a very comfortable villa but have separate accommodation for guests with an alternative access.

The basics of the property are that it is single glazed and has some air conditioning in the necessary rooms. The villa has immersion heating in the bathrooms. It has ample water storage tanks and watering systems for the garden. It has mains electricity and a telephone connection. It is fully centrally heated for year round living and has a large fuel tank and a very easy to operate system. It also has a very powerful backup generator if ever required! The majority of the floor area is covered with plaka which bring up the lovely natural colours – bar the bathrooms which are ceramic tiles. The property has three water storage tanks giving approximately 200m3! Huge! There is also a wood shed with ample mature wood. The water storage tanks (sternas as they are called) have flat roofs and have wonderful views as does the whole property. An automatic water filtration system operates throughout the house.

On the lower floor which is on ground level, as previously stated, there is a large sun terrace outside the main entrance which is shaded by an overhang from the ground floor. Obviously there are sun bathing areas but this offers a shady place for breakfast.

Going into the villa you are in a large hall area (4.5m x 2.26m) with rooms off. To the right is an open plan kitchen and dining area. To the left is, presently, a reading room but which could be easily converted to a small double bedroom if required. This room is 3.7m x 2.5m. This is a very cool room as it is on the lower floor. It presently contains 2 x two-seater settees in green. There are bookshelves and wall plinths for the music system. Stencilling on the walls give the room a very unique feel. This is west facing with a large window.

Next to the reading room to the back of the house is a large double bedroom with a Super King bed in a black metal look and the best quality orthopaedic mattress. This room is 3.7m x 4.9m. There are two bedside cupboards, easy chairs and a larger older style wardrobe. It is decorated in a pale lilac with a pretty mosaic design around the windows. There is an air conditioning unit in this room.

Next to this room along the back of the hall is a large utility room/storage room which presently contains a large wine cooler, freezers and other supplies.

Next to the storage room is another large bedroom which is presently used as a walk in wardrobe/office and faces east and southeast onto the garden. This is 4m x 3.2m so again could be converted if extra bedrooms were needed.

The open plan kitchen is very prettily decorated in blue and cream and has a large dining table to match this colour theme. There are eye line cupboards and base cupboards throughout. There is a garden facing window over the sink unit. Contains all the usual kitchen items.

Off the kitchen is a shower room in blue with extremely(!) expensive Italian tiles. There is a slightly sunken shower well which is tiled floor to ceiling. There are cupboards under the hand basin. This room is 3.5m x 1.2m. (If wanted, it would be easy to convert the storage room to a larger bathroom and change the usage of this shower room to storage or utility room).

Outside the apartment plaka covered steps lead up the ground floor.

The villa opens onto a large airy sitting/dining room with a kitchen leading off under an arch. The sitting room area is 6.4m x 4.8m with the kitchen being 3.6m x 2.4m

At the far end of the room are three long windows which look towards Megalo Mourtia beach and to the side of the room are double balcony doors leading onto a veranda facing due west with stunning views to Skopelos island. There is access to this veranda both from the sitting room and also from the kitchen.

There is a super wood burner inset into a typical Alonissos fireplace and this has a good ready wood supply and the fire is self supporting from the garden.

There is a large 3 seater settee plus 2 armchairs plus a very big dresser with cupboards and open shelves, plus separate bookshelves. There is also ample space for a large oak dining table with eight matching chairs. There is air conditioning throughout this room.

The kitchen has a built in oak kitchen with eye and base units with plenty of storage all in excellent condition. There is a double sink, built in oven and a hob with an extractor fan over. There is also a large fridge/freezer. There are two big windows overlooking the sea and the garden.

From the sitting room there are stairs which lead to the upper floor (which again opens onto garden level). There are two bedrooms on this floor.
The master bedroom has a Super King bed with an extremely good mattress. There are also large wardrobes and a double settee. This is a large room with double balcony doors which open onto a private terrace which is west facing making this lovely and cool in the morning. This leads onto plaka steps which head down in a curve to the lower level and onwards to a path and side gate which leads down to Megalo Mourtia for an early morning dip if you so wish! This terrace also has fantastic sunsets in the early evening.

The second bedroom on the opposite side of the house has garden views from the windows and also a separate entrance door which leads out into the garden. This room is 4m x 4m and has a King Sized bed and mattress.

Next to this room is the family bathroom which is finished in a cool creamy grey tile and is 2.1m x 2.4m. It contains a full sized bath with a shower over plus toilet and hand basin. There is also a washing machine in this room.

At the end of the hallway is a back door and access to the pump room so saving a trip to an outside store if you need to put on the central heating system or need the backup generator in the rare case of a power failure.

Going back outside the property there is a great year round eating area. This has been properly constructed with a beamed and tiled roof with pull down transparent blinds all around if it gets chilly. There are power points and a central light. A large metal and glass table is in situ for that dinner party or BBQ. This makes a great party area and also has a patio heater.

To sum up:

This is truly a unique property with definitely the best views on the island. When I say unique, I really mean that, properties like this are just not available as ready built nor the building land to build with such views. Although quite a high price for Alonissos it is sold with the vast majority of furnishings selling with the property. No work at all is required on the property. A gem.
