Kato Horafi Villa
This lovely villa was built in 2000 to the owners unique design. It is in a secluded but not isolated position (being only a short distance from both the Old Village and Patitiri). It has superb sea views looking over the harbour at Patitiri from an elevated position and over to the islands. It has the benefit of the sun for the majority of the day.
Set back from the road and virtually unseen to the occasional passer by, the property is fenced and accessed via double gates. There is a garage of 18.30 square metres.
The land size totals 3300 square metres on a gently sloping plot terraced with
stone walls and has mature trees including olives.
The house size is 103 square metres and the accommodation consists of one double bedroom and two single/double bedrooms, which for the present owners double as offices.
The front door opens onto a very large open plan room. The kitchen is to the left and is custom fitted with high quality items all of which are being sold with the house. The fittings are a very attractive colour and there is a feature hob chimney. There are ceiling mounted spots which give a good concentration of light onto the work areas.
The large well furnished sitting and dining area has ceramic tiles and lovely open beams. There is plenty of seating with a semi circular settee and occasional tables. There is a wood burning stove which has a hot air distribution system (a Norwegian system) which very efficiently heats the whole house. This is wonderful if the house is used in the winter months or on a cooler autumn evening.
The master bedroom has wooden floors with balcony doors which open onto a terrace with wonderful views over Two Brothers islands. It is a well proportioned room. It has the added attraction of a lovely master bathroom which is fully tiled and has a bathtub, shower, double washbasin and WC.
There is also a second family bathroom. The property has two other rooms which as stated are at present offices.
The property has stone paved verandahs totaling 58.75 square metres.
The verandas to the front of the house are raised and give ample space for outside dining and sunbathing.
The garage plus a storage room of 9.35 square metres are situated below the house. Below the house there is also a water storage tank of sixty cubic metres.
The house at present is solar powered which works very efficiently but the installation is adapted to the use of outside energy as well. The present owners have found this to be reliable and easy but they have applied for mains electricity and the house is to be sold with this.
The owners also have planning permission for a guesthouse of 44 square metres or this could be used as an extension of the present house to give more space if required.
There is plenty of room for either a pool or a more formal garden.
The property has been well maintained and offers a high degree of privacy with stunning views. Good access and not too far from the coast or villages.
It is sold including furniture and furnishings which are of a high standard.
